This graduate/newly qualified Commercial Agency Surveyor role supports the sale, leasing, and management of commercial properties across Cambridge and the surrounding region. You'll work with experienced surveyors on property inspections, marketing, negotiations, client reporting, and market research while receiving full support toward becoming a Chartered Surveyor (RICS APC).A new and exciting opportunity has arisen at the Firm's Head Office in Cambridge for a Full-Time Commercial Agency Graduate or Newly Qualified Surveyor to join our established Commercial Department.We've been in business in Cambridgeshire for over 200 years. We are a privately owned, independent partnership and make buying, selling and taking professional advice easy, enjoyable and rewarding.We started life as cattle auctioneers back in 1825 and today we have six offices across the region offering advice on property, land, farms, fine art, tractors and steam engines, as well as hosting regular auctions for all of these divisions.What will you be doing?You will be working with a close-knit team of surveyors within the Commercial Department, supporting the delivery of commercial agency instructions across a range of property types. The role will provide hands-on experience in disposals, acquisitions, inspections, marketing, viewings, negotiations, market research and client reporting, while also supporting your development towards professional qualification.Job PurposeThe successful candidate will join the Commercial Agency team and support surveyors in providing high-quality agency advice to local, regional and institutional developers and landlords, as well as occupiers and tenants across Cambridge and the surrounding region.You will, if not already APC qualified;Be provided with full APC support, including an assigned supervisor and counsellorAttend quarterly sign-off meetings and six-monthly supervisor and counsellor reviewsAttend organised CPD events, mock interviews and receive case study supportGain a varied workload designed to support the mandatory, core and technical competencies required for the final APC assessmentWork within an open-plan office alongside the Commercial Agency and Management teamsDevelop practical experience of commercial agency instructions, client reporting, inspections, marketing and negotiationsMain purpose/scope of the role:Assist with commercial agency disposals by lease or sale across a range of asset classes including office, industrial, R&D, retail and mixed-use propertyInspect, measure and research properties, gathering relevant information to support advice on method of disposal, quoting terms and marketing strategyPrepare draft property particulars, marketing materials, availability schedules and supporting information for review by senior colleaguesArrange and conduct property viewings, respond to applicant enquiries and maintain accurate applicant and property recordsSupport negotiations with potential purchasers, tenants and occupiers, including collating offers and preparing recommendations for clientsAssist with agreed transactions by supporting background checks, liaising with solicitors and responding to queries through to completionUndertake market research, comparable evidence gathering and data analysis to support agency advice and client reportingMaintain accurate records on internal systems and assist with updating property databases, mailing lists and marketing platformsLiaise with colleagues across Commercial Agency, Property Management, Professional Services and other departments to support the smooth running of instructionsRepresent Cheffins professionally when dealing with clients, applicants, contractors, advisers and the wider marketWhat will it take to be successful?RICS accredited degree or working towards a relevant property qualification, or be recently RICS qualifiedA genuine interest in commercial property agency, occupier markets and the wider Cambridge commercial property sectorGood IT skills, including Microsoft Office, with confidence using Excel, databases and digital property platformsAbility to understand, interpret and apply property and lease terminology, with support and training where requiredStrong written and verbal communication skills, with the confidence to deal professionally with clients, applicants, tenants, landlords and professional advisersExcellent organisational skills, attention to detail and the ability to manage competing priorities and deadlinesA proactive, self-motivated approach and willingness to learn from experienced surveyorsCommitment to delivering a high level of client care and building long-term professional relationshipsAbility to maintain confidentiality, professionalism and accuracy in all workEnjoyment of working as part of a collaborative team and developing strong relationships with colleagues across the wider businessFull driving licence and use of own car insured for business useDesirable:Previous work experience, placement or internship within commercial property, real estate or professional servicesKnowledge of the local commercial property marketExperience using property databases, CRM systems or marketing platformsAdvanced knowledge of ExcelWhy join us?Cheffins is a privately owned, independent partnership and offer our clients an outstanding combination of expertise, service and commitment.Our people are at the heart of our success and are the vital force that animates our business.
